Roof painting is a specialist job — different from wall painting in equipment, coatings, and safety requirements. These factors drive the price:

• Roof area — Measured in m², not floor area. A hip roof has more surface area than a gable roof on the same house. Typical NZ 3-bed roofs are 100–150 m², 4-beds are 150–220 m².
• Roof material — Colorsteel and long-run iron are the fastest to coat. Concrete tiles absorb more paint and need specialist membrane coatings. Decramastic tiles need careful prep to avoid dislodging chips.
• Condition and rust — Surface rust on iron roofs needs grinding, treating with rust converter, and spot-priming before topcoats. Extensive rust adds $500–$1,500 to the job. If the roof is rusted through, it needs replacing, not painting.
• Pitch and access — Low-pitch roofs are faster and safer. Steep pitches (above 25°) need harness setups and roof brackets, slowing painters and increasing safety costs.
• Mould and lichen — Common on shaded roofs in humid regions (Wellington, Dunedin, West Auckland). Needs high-pressure wash plus fungicide treatment before painting.
• Coating system — A basic 2-coat acrylic roof paint is the standard. High-build membrane systems (used on concrete tile) cost 30–40% more but last 12–15 years vs 7–10 for standard paint.

A proper roof painting job follows this sequence:

1. Inspection — Check for rust, loose fixings, cracked tiles, and structural issues. Some companies offer free inspections; others charge $100–$300 deducted from the job if you proceed.
2. High-pressure wash — Water-blast at 3,000+ PSI to remove dirt, moss, lichen, and loose paint. This alone takes half a day to a full day on a large roof.
3. Repairs and rust treatment — Replace loose or rusted screws, apply rust converter to affected areas, seal around penetrations (vents, aerials, skylights).
4. Primer coat — Galvanised iron primer on bare metal, or sealer on concrete tile. This is the coat that makes the topcoat stick.
5. Two topcoats — Airless spray application is standard for roofs. Resene Hi-Glo or Dulux Roof & Trim are common NZ choices.

Always confirm the coating system in your quote. A cheap quote using standard house paint on a roof will peel within 2–3 years.
